Discussions around a New Public Transport Authority for Queensland have mainly focused on its formation and powers.
However, an aspect that has not been discussed is potentially giving the new authority the power to rezone and redevelop land within a zone around a station precinct (any PT mode, not just rail).
From the general media, there is currently a large unmet demand for cheaper housing. Much of this is tied back due to local planning rules.
However, if a PT authority had the power (with approval) to declare land around a major railway, busway or ferry station an area, perhaps it could develop this land. This could fund upgraded infrastructure.
This could be a power the agency holds itself, or one that it shares with an existing public sector land developer (e.g. Economic Development Queensland). Funding could potentially come from QIC.
